But we all keep coming back to this city, and here is the honest reason why.
A market that pays its own way while you wait
Launceston is a defensive, income-first market sitting atop one of the largest infrastructure pipelines you will find in any regional city in Australia. The median house is around $684,000. Houses are yielding roughly 3.8% to 3.9% gross, units closer to 4.8%. Vacancy was near 0.6% in May, which indicates the rental market is tight and firmly on the landlord side of the ledger. Those are not fireworks. They are the numbers of a market that pays its own way while you wait.
And there is plenty worth waiting for.
The engine underneath: a serious pipeline
Firmus is building Project Southgate at St Leonards, a $2.1 billion liquid-cooled AI compute campus with a pathway toward 400MW. The University of Tasmania has already finished moving its main Launceston campus to the inner city at Inveresk, a project worth about $304 million as part of a broader city deal worth about $570 million. The Launceston General Hospital precinct is expanding with a new heart centre and a new mental health facility. And York Park is mid-redevelopment ahead of the Tasmania Devils entering the AFL and AFLW in 2028. Every one of those brings a specific kind of tenant. Engineers and technicians for the compute campus. Students and academics around the university. Registrars, nurses and allied health staff around the hospital. That is the quiet engine under a market like this. Not speculation, but jobs that need somewhere to live.

The AI factory is not universally loved. There has been a community petition and real questions asked about handing that much of Tasmania's renewable energy and water to a private operator while existing industry waits its turn. Timelines depend on grid connection and approvals.
So who is Launceston actually for?
It is for the investor who values cash flow and low vacancy over a screenshot of a growth chart. It is for the person who understands that a market underwritten by hospitals, a university and a multi-billion-dollar tech build is a different animal to a market riding a sentiment wave. And it is for buyers priced out of the mainland who still want a real city with a hospital, a university and a footy team, at an entry point Sydney and Brisbane stopped offering years ago. Launceston is not the market you brag about at a barbecue. It is the one you are quietly glad you bought in five years from now.
