Put Maryborough next to its neighbours on five year growth and it doesn’t win. Cotality reports house values up 21.6% over five years to 31 August 2026. Ararat posted 43.0% over the same comparison. Dunolly beat it too.
If we stopped there, we’d have moved on. We didn’t, because headline growth was never the question we were asking.
At Kenekt, we’re always on the lookout for new locations where we can partner with investment builders. The test we apply to every market is simple: is there steady, local demand that can support quality new house and land stock over the long term? Maryborough answers that differently from a fast growth corridor, and that’s what makes it interesting.

At Kenekt, we're always on the lookout for new locations where we can partner with investment builders. Every suburb profile we produce starts with the same question: is there real, lasting demand here that justifies bringing quality house and land stock to our network of agents and advisers?
Maryborough is the service centre for Central Goldfields Shire. It sits about an hour from both Ballarat and Bendigo, around forty minutes from Castlemaine and roughly two hours from Melbourne. Health, retail, schooling and council all run out of here.
The jobs reflect that. Health care and social assistance supports 962 jobs across the shire, more than one in five. Manufacturing is the shire’s largest economic contributor at $329,900,000 in output, up from $278,900,000, with food ingredients and flatbread production among its local operators. Printing alone employed 3.7% of Maryborough residents at the last Census, a remarkable figure for a town of 8,160 people.
This is not a dormitory suburb waiting on a freeway. It’s a working town with its own employment base.
The centrepiece is the $115 million Maryborough and District Hospital redevelopment, officially opened in April 2025. It brought an urgent care centre, 32 inpatient beds, a maternity unit, two operating theatres and capacity to treat an additional 4,000 patients a year, backed by a further $11.7 million for staffing and equipment.
Behind it, an $18,097,000 upgrade to Maryborough Education Centre is funded, with completion forecast for the third quarter of 2028 and an Early Learning Victoria centre planned next door.
We pay more attention to projects that are built or funded than to wish lists, and Maryborough has both. We’ll come back to the wish list shortly.
realestate.com.au puts the median house rent at $400 a week for the year to September 2026, up 5.3%, with a published house yield of 5.1%. Units sit at $320 a week with a 5.0% yield. Houses are leasing in a median of 20 days.
Against a Cotality median house value of $402,697, that’s a market where rent does real work for an investor. The bedroom breakdown is useful too: two bedroom houses at $360, three bedrooms at $400 and four bedrooms at $450. That four bedroom figure comes from only six leases in twelve months, so we’d want local evidence before relying on it.
In a town where 87.1% of homes are separate houses and more than half have three bedrooms, the rental market is a house market. That’s where we’d focus.

Nurses and allied health staff at the new hospital. Aged care and community service workers. Manufacturing and printing employees. Tradespeople and retail staff servicing the shire.
There’s also an older population to consider. At the 2021 Census, 32.5% of residents were 65 or over, close to double the state, and the average household was 2.1 people. That points us towards practical, low maintenance homes close to services, and it’s worth investigating accessible single level designs.
We’d rather be upfront about this market’s limits than gloss over them.
Council is financially stretched. Its $11,850,000 capital works program puts 87% into renewing existing assets, with a stated $3,200,000 gap to bridge. Much of the forward pipeline, including a $10,000,000 industrial precinct and better rail services to Ballarat, is advocacy rather than funded work. Today there are two weekday train services each way.
Incomes are low. Median household income was $876 a week at the 2021 Census, and 39.0% of renter households were paying more than 30% of income in rent. That argues for sensible rent assumptions, not stretched ones.
And a proposed sewerage project in nearby Talbot could eventually open up competing supply within the shire. If you’re looking here, get local rental appraisals for the actual dwelling, check comparable sales carefully and recheck the data before committing.
Maryborough won’t double in value overnight, and we wouldn’t pitch it that way. What it offers is a delivered hospital, a working employment base and house rents that hold up against values. For the right investor, that’s a more honest case than a growth chart.
